Background:IFC- a member of the World Bank Group — is the largest global developmentinstitution focused on the private sector in emerging markets. Tourism and tourism-related investment is a corporatepriority for IFC and the institution aims to double its annual volume oftourism investment in 2026. IFC has a long history of investing in hotels witha current portfolio of approximately $1bn globally. Investment in hotels andtourism projects is done through IFC-s department of Tourism, Retail andProperty under the Manufacturing, Agribusiness and Services division.Globally, IFC has a strategic focus on larger-scale investment opportunities. IFC is primarily interested in providing debt financeto experienced investors (‘sponsors-) with medium-to-large hotel projects and aminimum project size of $20m. The focus is on hotels, resorts andtourism-related real estate within major hubs or secondary destinations.Sponsors need a strong track record with existing operational assets. IFC isalso increasingly interested in aggregators, platforms and models that crowd ina range of investors as well as a range of relevant projects. IFC has investedin many Real Estate Investments Trusts (REITs), asset management platforms aswell as smaller funds such as the Africa Conservation and Communities TourismFund.Egypthas been identified as a country with strong tourism potential and IFC isinterested to explore entry points for investment and advisory services. IFC has already invested in a number of tourismprojects in the country, including a recent sustainability linked loan toOrascom Development Egypt (ODE), to support green improvements and growthopportunities for the developer in El Gouna, a popular coastal town on the RedSea.
