Call for projects - Commercialization of the last available land on the logistics platform of Fos- Distriport

The port logistics area of Fos-Distriport (160 ha) is born of the flightPort Authority to create a regional southern European distribution platform, lined with Fos container terminals, competing with the North Range areas, to develop and secure container traffic on the Port of Marseille-Fos.

Main Site: Zone port logistics Fos Distriport - lot B7 - industrial and port area of Fos (western basins of the GPMM), 13230 Port-Saint-Louis-Du-Rhone

Lot B7 of Fos-Distriport is a bare ground of 47 350 square meters, in the form of a narrow parallelogram of approximately 100 m wide, cadastre CNE of Port-Saint-Louis-Du-Rhone, section B, n 1033. The presentation of this parcel and the conditions of its development appear in the specifications of the present consultation. This land is exclusively intended to accommodate local projects.gistiques; the construction of cargo storage buildings in connection with the port terminals of the GPMM.

Are research projects that contribute to the sustainable development of the Port by optimizing their impacts in the territory that hosts them:

- impact on the port development,

- economic and social impact for the territory,

- environmental impact.

The waymaritime shall be used for all or part of the logistics operated on the parcel.

The purchaser undertakes to build on the parcel sold, at least 50% of his project within a maximum period of 36 months from the signature of the act of cession. The project will have to be completed, in its entirety, in less than 5 years.

At the end of the present consultation, in a first phase destined to pTo authorize the laureat to carry out the studies and administrative procedures necessary for the implementation of the project, a promise of sale will be concluded, with conditions precedent related to the obtaining of the administrative authorizations and an allowance of immobilization equivalent to 10% of the transfer price.

At the end of this first phase, if the conditions precedent are removed, a salefield by notary act will be realized. The selling price will have to be proposed by the candidates, respecting a fixed minimum price at 26 EUR / m excluding taxes and expenses, indexed on the index of the cost of the construction published by the INSEE (base T4 2017 is 1667).

The inventories of biodiversity will be the responsibility of the acquirer. GPMM will carry out countervailing measures to protect potential speciesThese costs will be added to the transfer price.

The future purchaser will be personally responsible for the regulations to be observed and the authorizations required for the exercise of his activity, as well as for the respect of the rules governing the area. He will take care of the whole of the works of interior planning with the plot cedee, and the establishment and the maintenance of branconnection of its facilities to the general networks present in the area, including railway.
