Tenders are invited for Bundaberg School of Arts Verandah Replacement in Queensland at Wide Bay-Burnett.
What the buyer is requesting
Details
The Bundaberg School of Arts (SOA) is listed on the Queensland Heritage Register (QHR), Place ID 600362.
The Verandah joists and decking boards have been found to have deteriorated in some places, deeming it unsafe for congregations of large groups of people. Recommendations from the 2018 Conservation Management Plan (CMP) propose that the Verandah joists and decking boards are replaced using like-for-like material.
Bundaberg Regional Council (Council) seeks to engage a suitably qualified Principal Contractor (PC) to replace the first floor Verandah on the School of Arts Building (SOA) in accordance with procedures outlined by the Department of Environment (DES) and Engineered designs (Bligh Tanner).
Works are to be conducted under the General Conditions of Contract AS2124-1992.
Background information / Compatibility requirements
Details
Respondents are asked to price and submit their Offer for two separate construction Options (refer to Bligh Tanner Drawing S045 attached). Whilst Option 1 is the preferred option, restrictions in joist installation may require the WUC to be conducted using Option 2:
• Option 1 (Insert joist into wall minimum 100mm on both sides)
• Option 2 (Joist pole plate on one side of joist, insert into wall on other end)

Details
• • All WUC are to be carried out as per the Engineering designs (including staging plan - drawing S005) and recommendations, in conjunction with the Heritage Exemption Certificate (HEC) - Application number 202207-16893 EC.
• WUC are at no times to deviate from the staging and scope which are detailed in the Engineering designs without the express written approval from the Principal
• Disconnection and reconnection of all air conditioning equipment to facilitate works, where required.
• Disconnection and disposal of fluorescent lighting on underside of verandah.
• Verandah decking and joist removal and disposal, including transport and dumping fees.
• Hold point 1 - Joist removal option assessment - to be carried out after removal of all joists on Stage 1
- Assess depth and feasibility of inserting new joists in existing sockets. If successful, Option 1 may be utilised
- Assess feasibility of deepening the existing joist pockets to 200mm using heritage masonry tool to enable joists to slide into position
- If joists do not slide in both directions as one piece, Option 2 is to be utilised
• Hold point 2 - Inspect condition of hip joists. Replace hip joists where required and agreed upon with Principal
• All new timber elements must be permanently date stamped to identify installation date
• Supply and application of oil and byuteflash on timber as per plans
• Supply and install joists using the Option approved by the Principal after Hold Point 1
• Supply and installation of shot edge decking
• If Option 2 is chosen, supply and installation of all pole-plates, fasteners, and masonry materials
