The building stock is located in an inner-city location in the Schwanthalerhöhe conservation area (Flst. 8473/8) with a plot area of 2, 861 m². The rear building at Heimeranstrasse 68 was listed as a historical monument in 2024; the rest of the building has different construction methods and conditions. In total, the quarter has a floor area (GF) of approx. 11, 900 m² (above ground approx. 9, 150 m²). Of this, around 2, 820 m² of floor space is to be converted from commercial to residential. The total living space of approx. 5, 880 m² GF is 60% for Munich model rental apartments (MMM) and 40% for privately financed ones Rental apartments provided.
