The engineering performance of the technical equipment in accordance with Art. - 53 ff. HOAI, the asset groups 4, 5, 6 and 8, with the performanceSphasen 3, 5-9, for the general restoration of the former poor hospital, now u. a. General information about the-Building:
The present building complex (estate St. Martin, Severinstrasse 2-6) is the former poor hospital St. Martin. It was once built as a poor home, also called Pfruenderhaus. The first plans by architect Karl Hocheder (Muellersches Volksbad) go back to the year 1889. The building was built in three phases between 1892 and-1905, with Robert Rehlen's last two stages planned and completed (The North Wing to St. Martin's Square 1902-03, the South Wing along Werinherstrasse 1904-05). The three-winged complex, three-storey with pitched roof and richly structured fa-ade, was built in neo-Baroque style. Art historically, the Neo-Baroque of the second half of the 19th Century assignet. It was especially widespread after 1880. In the late phase of historicism it came to its bloom. In the building erected with mezzanine, 2 upper floors and cellar were 30 dormitories each with 10 beds for the accommodation of the Pfruendner forgiven, on the 1st floor There is a chapel. Until 1983, the institution was founded by the Merciful Sisters of St. Vinzee-led by Paul as a retirement home. The roof has since been partially expanded to staff housing.
After abandonment of the home for the elderly, the current use of the building is as follows:

- The chapel at the southeast corner of the object has not been used since the 80s and was profaned last year for future non-church use,
The entire complex is a listed monument in the monument list, as well as the western property enclosure consisting ofs a wall covered with pavilions and plastered. The church is also a listed building and is structurally connected to the rest of the building complex.
The residential and administrative building with day care center and community college is to be renovated. The renovation includes the elaborate designed fa-ade and plaster surfaces, the renovation of the foundation walls, partial renewal and renovationThe building with dome is also a listed building and is technically connected to the rest of the building complex. Here, the interior fittings, surfaces as well as the dome are to be renovated.
Within the framework of the planning, it must be checked whether the construction work can be subdivided into construction phases and whether the users must remain in the building or be outsourced.
The following measures are planned in the course of the general renovation and require the monument preservation permit:
- redesigning atrium,
- repair / replacement renovation of the windows,
- expansion of the attic with construction of new dormers; In this context, it is planned to standardize the existing dormers in the course of the loft conversion (in particular, because these are not nearly the requirementscomply with the EnEV). The dormers on Severinstrasse are preserved and are only renovated,
- Renovation of the chapel,
- Renovation of the garden wall incl. Pavilions,
- Renovation of the entire outer facade,
- New painting inside / outside,
- Renovation of the ceilings (fire / Lastverstaerkung / Sound insulation), - renovation of historic interior doors (locking system, sound insulation), insulation of the interiorr Exterior walls of living rooms,
- Renovation of the basement with floor plan adjustments,
- Adaptation of floor plans to new uses (demolition of histological structures see 10.2.5.),
