Tender Details

The Headquarter Building (hereinafter referred to as the Building) of
China-UAE Industrial Capacity Cooperation Demonstration Zone
is
located in Area A of Khalifa Economic Zone Abu Dhabi (KEZAD),
covering an area of 19467.53 SQM and a total construction area of
6, 135.5 SQM (for further information, please refer to Appendix 1); the
Customized Manufacturing Units cover an area of 72342.72 SQM, of
which phase 1 of the Manufacturing Units (hereinafter referred to as the
Units) include #1, #2 Manufacturing Units, ancillary buildings, roads,
landscaping, pipeline network, and other ancillary projects, with a total
construction area of 28865.24 SQM.
2Chapter 2 Tender Contents
The tender organizer (hereinafter referred to as the owner) is calling for
bids for the maintenance of Building and Units (hereinafter referred to
as the project) which are properties owned by the owner.
The successful bidder will be fully responsible for the maintenance of
Building and Units, including MEP systems, fire protection/civil defence
systems, water tanks cleaning, and water quality monitoring related
services. (for further details about the project, please refer to Appendix 2)
The successful bidder shall submit a property/facility maintenance plan to
the owner and obtain all relevant approvals from authorities required for
the implementation of this project.
The successful bidder shall bear all unforeseen risks such as all policies
and market factors of the project.
3Chapter 3 Instructions to Bidders
1. Qualification Requirements of the Bidder:
1. Registered in the UAE for 3 years and above as an independent legal
entity and qualified to provide property/facility management services.
2. Neither the successful bidder nor the project manager shall have no
criminal record.
2. Bidding documents:
The bidding documents shall include at least the following items:
1. Company profile of the bidder;
2. Photocopy of the service/business license of the bidder;
3. Photocopy of the Articles of Association of the bidder (AOA)
stamped with bidder-s official seal;
4. Photocopy of the bidder's property/facility management certificates
or qualification documents, etc.;
5. Both the bidder and the project manager shall provide proof
documents of previous property/facility service projects and
contractual value (list of projects, copies of the awarded contracts,
work contract of the project manager, etc.; bidders can conceal
confidential information);
6. Good-standing certificate for the bidder and no criminal record for
4the project manager;
7. Bid Undertaking Letter (please refer to Appendix 4);
8. Quotation Letter (please refer to Appendix 5);
9. The property/facility maintenance plan shall be made to include at
least following content:
(1) Comprehensive maintenance plan for the whole project and
detailed maintenance and repair plans for each and every
system of the project
(2) Emergency response and measures plan including at least:
(a) emergency response and measures for utilities cuts-off;
(b) emergency response and measures for blockage of drainage
system;
(c) emergency response and measures for fire incidents.
10. Audited financial statements of the bidder for past 3 years
(2019-2021).
11. Other supporting documents that can reflect the bidder's
