The intent of this project is to conduct a comprehensive assessment of the roof systems at Elijah Smith Building, including an inverted gravel roof, a ballasted roof (patio pavers), a glass atrium skylight, and a metal roof system. The study will evaluate the current condition, performance, and remaining service life of each roof system through visual inspections, limited intrusive investigations where required, and a review of available construction and maintenance records. The assessment will identify any defects, deteriorations, safety concerns, potential water infiltration risks, and drainage deficiencies such as insufficient slopes and ponding. Based on the findings, the consultant will provide prioritized recommendations for maintenance, repair or replacement, supported by Class D cost estimates and proposed timelines.
