Rehabilitation of Christian Michelsens gate 57-61
The project includes rehabilitation works of Christian Michelsens gate 57-61 for Boligbygg Oslo KF, and is to be carried out as a turnkey contract according to NS 8407. The measure mainly concerns the replacement of windows and balcony doors, roof drains, existing radiator system with associated piping, renovation of stairwells, local facade and concrete repairs, as well as re-insulating the attic. It also includes the necessary demolition, remediation and follow-up work. The project also involves matters related to asbestos, resident management and work in the main escape route. The buildings were built in 1936 and consist of four residential floors, an attic and a basement/basement. The property includes a total of 10 entrances distributed among the addresses 57 a-d, 59 a-c and 61 a-c. The buildings have brick facades, partially plastered parts by stairwells and natural stone facade plinths. All the buildings are on Byantikvarens yellow list and included in the Conservation Plan for Residential Buildings. This means that solutions that affect the facade and roof must take care of antiquarian considerations and be approved by the developer and the conservation authority. The purpose of the project can be summarized as: * Increased energy efficiency (new windows and re-insulating the attic) * Renewed technical infrastructure (heating and ventilation) * Better housing quality and visual upgrading (rehabilitation of facade and common areas)
