Tender Details

This project primarily involves the replacement the existing roof slates, underslating felt, zinc and lead flashings, dormer leadwork, repairs to timber facias and sills to one of the dormer windows, and painting of all the timber framed windows. The existing roof coverings are estimated to be 60 years old and in need of replacement to ensure the building is kept watertight, avoiding potential for expensive and inconvenient repairs for water ingress damage. As 84 George Street is a Grade A listed building, the Northern Lighthouse Board have an obligation to maintain the appearance of the roof and retain the original character of the building. As a matter of high priority, safety of the public and NLB staff must be maintained at all times by ensuring there is no risk from falling slates. The main items of project work are as listed below:- 1.Scaffolding to be designed by Temporary Works Designer. 2.Seek all necessary permits for scaffolding and works. 3.Erect scaffolding to front and rear elevations of building. 4.Carryout asbestos survey. 5.Remove existing lead and zinc flashings and lead from dormers. Remove existing slate and stack carefully in palletised crates for removal offsite. Remove all the existing underslating felt. 6.Replace any rotten sarking boards as necessary. 7.Carryout repairs to chimney pots and chimney breast.
