The University of Toronto (the "University") is seeking responses to this RFP from qualified Architects for professional services relating to two related undertakings at the McLennan Physical Laboratories building complex located at 255 Huron Street on the St. George campus: the McLennan InfrastructureRenewal Masterplan (the "Masterplan") and the design and construction of the sub-basement Astronomy Labs Renovation (the "Renovation"), collectively, the "Project". The building is approximately 28, 000 GSM and consists of three distinct volumes: a 16-storey tower, a 3-storey podium, and a 2-storey-podium.These volumes sit above two levels of basement, the lower of which (the sub-basement and site of the Renovation) is approximately 2, 500 GSM and extends beyond the building footprint under green space to the east.For the Masterplan, the successful Proponent will deliver a comprehensive report over twostages: Stage 1 will focus on understanding existing building conditions and infrastructure system capacities (i.e. the "research" stage); Stage 2 will include the development guidelines and recommendations, culminating in a phased implementation plan to guide future capital projects (i.e. the "analysis"stage).
