U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP):

City: Rapid City

Delineated Area: Rapid City City Limits

Minimum ABOA Square Feet: 4, 777

Maximum ABOA Square Feet: 5, 279

Space Type: Office

Lease Term: 10 years, 8 years firm

Offerors are encouraged to submit rates for all terms available in the AAAP for consideration against future GSA requirements.

Amortization Term: 8 years for both Tenant Improvements and Building Specific Amortized Capital.

Additional Requirements: This is a for a Veteran-s Benefit Service Center, Department of Veterans Affairs. The office space must be located on the 1st floor. It must have a well-lit and highly secure employee entrance, and a separate entrance for visiting veterans. A security system is required in the lease premises. The leased space cannot be in a strip mall.
