Tender Details

The United Counties of Leeds and Grenville (the owner), owns 18 multi-residential and 177 family rent-geared-to-income buildings located throughout Leeds Grenville. The residential house at 95 Brighton Crescent, Brockville, ON was built in 1955. The structure is a one-and-a-half storey, wood-frame building founded on a poured concrete foundation with a concrete basement floor.
The building is of conventional construction, featuring dimensional lumber framing, exterior wall is brick with vinyl siding and a pitched asphalt shingle roof assembly. The interior layout is residential design, with living space distributed across the main floor and partial upper storey, and additional space within the basement.
Due to age, condition, and development requirements, the structure is offered for complete demolition. The demolition scope is to include removal of all above-grade and below-grade structural components including foundation walls and slab-on-grade basement floor, with proper disposal of materials in accordance with applicable regulations.
It is expected that this project will be completed by November 2026.
All bidders will be required to submit a Bid Bond in the amount of ten percent (10%) of the Sub Total Contract Price exclusive of all applicable taxes (i.e.: HST).
The Bid Bond stands as security for the execution and delivery of the Contract, and the provision of the required bonds, insurance and other documents required to be delivered by the selected Bidder upon execution and delivery of the Contract. If the selected Bidder fails to execute and deliver the Contract and/or deliver the other required documents, the Bid Bond shall be forfeited and retained and applied for use by the Counties.
The Bid Bond shall be in the following form;
A Bid Bond using CCDC 220, or the same format and content as in CCDC 220 or other form used by a Surety company, authorized by law to do business in the Province of Ontario, and acceptable to the Counties.
