The City of London Corporation is seeking to appoint a Main Contractor to deliver a major refurbishment and building safety programme at Crescent House, a Grade II* listed and occupied Higher-Risk residential building. The works include window refurbishment and vacuum glazing installation, replacement of gas services with new electric heating and hot water systems, ventilation upgrades, electrical infrastructure improvements, fire safety works, roof replacement, façade repairs, drainage upgrades and associated communal area improvements. The contractor will act as Principal Contractor and be responsible for the planning, management and delivery of all works, including resident liaison, decant management, logistics and support for Building Safety Regulator Gateway approvals. As the building will remain occupied throughout, the project requires careful phasing, stakeholder engagement and coordination of multiple specialist workstreams. The contract will be delivered through three phases: Pre-Construction Services, Enabling Works and Main Works, with an anticipated duration from April 2027 to March 2031.
