Homes in Somerset has approximately 4, 000 properties which are a mixture of general needs, supported and extra care properties. Currently electrical safety servicing is required to be carried out by a competent organisation to our domestic and communal buildings and are included within this contract. This specification details the requirement for 5 yearly periodic inspection and testing of electrical installations in communal areas and domestic dwellings and properties. Void properties and properties where a mutual exchange is taking place will require a full inspection and test before any new occupancy that adheres to current legislative requirements. Also included are: • Annual External Lighting and external suppliers testing and inspection • Annual portable appliance testing • Electrical repairs works - cat 1, cat 2 and cat 3 as required
