Scope of Work/Overview:This study is to include a review of the current condition of the exterior doors and windows and be conducted by a heritage consultant. The windows and doors function as both a part of the exterior envelope and as a key heritage feature and architectural feature. As an architectural feature, they meet local standards, however, the components have experienced higher-than-expected deterioration. As a component of the building envelope, the windows and doors perform poorly and contribute to increased GHG consumption due to the inability to withhold heat within the structure. The study will identify the optimum replacement/repair solution (complete with options) for end-of-life replacement. The heritage consultant will determine the required upgrades/replacements that need to take place both short and long-term. The consultant must provide recommendations with respect to proprietary and non-proprietary systems and recommended approaches for upgrades preferable to a non-proprietary system. A final report will highlight the various options and phased approach to remediate and upgrade the exterior doors and windows in order to enable a complete project justification including cost estimate options and timelines to perform the various requirements.
