The Consultant is to produce a study report that reviews the current condition of the doors and windows. The windows and doors serve both as components of the exterior building envelope and as key heritage and architectural features. As architectural features, they meet local standards; however, the components have experienced greater-thanexpected deterioration. As part of the building envelope, the windows and doors perform poorly and contribute to increased GHG emissions due to their inability to effectively retain heat within the structure. The Consultant will determine all required upgrades, repairs, and replacements needed in both the short and long term. In addition, the Consultant must provide recommendations for both proprietary and non-proprietary systems, with preference given to non-proprietary systems. The final report will include Class D cost estimates presented in a phased approach to support the project's justification. Please note: The Consultant must have the required training and access to a boom lift, as this is necessary to access the second-storey windows. Please note: Architect to engage the support of a building science engineer AND a heritage Consultant.
