A Water Encroachment Study GOC375509 was completed in 2022/2023 due to increase occurrences of water infiltration through the basement floor slab and basement walls in recent years. The study provided corrective actions to alleviate the water penetration problem. Repairs will include localized concretewall crack injections and sealing the concrete wall and slab cracks, refinishing and painting of concrete walls and floors with evidence of water penetration, replacing old sump pumps that age could not be verified during the study (approximately 5), install backup sump pumps and batteries for addedprotection in the event of power failure(optional) Additionally, when replacing the sump pumps units, it is recommended to install commercial grade duplex (two pumps) sump pumps with float control as well as high level alarm indicators to provide additional capacity, redundancy, and cycling to mitigatethe risk of flooding. One sump pump is located in Elevator Pit in confined space.
