Project Summary: Mission Housing Development Corporation (“Mission Housing”) and Mission Economic Development Agency (“MEDA”) (jointly defined as “Owner”) are pursuing the development of an 100% affordable housing project at 1979 Mission Street, San Francisco, CA 94103 (“Site”). The site itself consists of a 57, 325 square foot lot located at the northeast corner of Mission Street and 16th Street and is envisioned as two separate buildings on the site, each addressing unique housing needs. The first is anticipated to accommodate up to 150 units of studios and/or 1-bedroom units, 100% of which will be reserved for formerly houseless individuals, in addition to communal spaces and offices. Design for this building must prioritize accessibility and include on-site support services to ensure that residents stay housed. The second building is anticipated to accommodate up to 300 units of family affordable housing. With a focus on spacious living, family housing units must incorporate contemporary design elements maximizing California Tax Credit Allocation Committee (“CTCAC”) unit and size requirements, energy efficient features, and a communal area for a sense of community building. Each building comprising the overall project must be equipped with its separate common areas and amenities strategically integrated into the transit-oriented nature of this parcel. Additionally, unit amenities for both buildings must include full bathrooms and kitchens with all electric appliances. Scope of work for this RFP: The selected architect will perform full architectural services, including Project Administration, Schematic Design, Design Development, Construction Documents, Bidding/Negotiation, Construction Administration and Post-Construction Services. Basic Services should be consistent with the SF MOHCD-s Guidelines for architect and Engineering Basic Services.
