Tenders are invited for Air Conditioning Operation and Maintenance Services for International Convention Centre, Berakas, Ministry of Foreign Affairs for a Period of Three (3) Months

SECTION A
i) Scope of Work
This Contract will be for a term of THREE (3) MONTHS commencing on the date stated on the official awarded letter
issued by International Convention Centre, Ministry of Foreign Affairs.
The scope of works / services to be executed under this Air Conditioning Operation and Maintenance Services will
consists of operation of Building Automation System (B.A.S); carrying out daily monitoring; operation and planned
preventive maintenance service which are listed in the consumable items; attending breakdown; emergency &
urgent service on 24 hours basis; conducting repair and replacement of all defective parts of air-conditioning
equipment and associated system to make it operational.
Contractor's Supervisor, Technician, Tradesman and Assistants (Attendance Team) will responsible to perform daily
operation of Air Conditioning system and to carry out three (3) times maintenance service within the period of three
(3) months for Pump, AHU, Split Units, Chilled Water Fan Coil Units and Air Curtains.
Tenderer's are required to allow sum on item No.7 page SQ/3 for plant, tools, chemicals and consumable items
(Spare Parts) listed on page SQ/A of monthly routine maintenance.
List of type, specifications, quantitiy and location of Air- Conditioning equipment and pumps can be referred to
schedule as follows
i) Pumps - Schedule SQ/B
ii) AHU-Schedule SQ/C
iii) Split Units - Schedule SQ/D
iv) Chilled Water Fan Coil Units - Schedule SQ/E
v) Air Curtains - Schedule SQ/F
ii) Work Not Included in This Contract
Operation and comprehensive maintenance on the new central chilled water plant system are not included in this
contract.
The new central chilled water plant system consists of:
- Refrigeration system
- Cooling Tower and Water Treatment System
- Chilled and Condenser Water System
- Exhaust and Intake Ventilation System

SECTION B
Preliminaries
Allow for the following sum of preliminaries necessary to
meet requirements and to comply with the conditions of
contract, specification and all other direct or indirect
expenses for the proper execution of the work and services
for this contract:-
Occupational Safety and Health
Protection of works, dabger plates, signs/notices etc shall be
complied to the Constitution of Brunei Darussalam
"Workplace Safety and Health Order" and Public work
Department "Occupational Safety and Health Specifications.
All Risk Insurance
To provide Contractor's all risks' insurance i.e. Fire,
Workmen Compensation, Public Liability.
Work Programme Charts & Other Documents
Within seven (7) days after the Date of Possession, the
Contractor shall submit a detailed programme to complete
the various operations and section of work including
nominated sub-contracts (if any) to comply with the
Contract Period.
Other Documents include to provide Daily/Weekly/Monthly
Work reports on Schedules of Services / Works including
administration & management reports i.e. attendance,
replacement, etc. of full-time / part-time Site Supervisor,
Tradesman /Assistant.

Protecting the Works
Take all necessary protective measures throughout the
duration of the contract. All existing finishes, materials,
structures shall be protected from damage or deterioration
caused by inspection, maintenance and repair activities or by
others (including those of the Government's direct specialist
contractors) or of any other cause and leave the whole of the
Works perfect and to the Superintending Officer's
satisfaction on completion.
Take all adequate and reasonable measures to protect any
private properties. Make good all damages due to any cause
within the Contractor's control at his own expense or pay all
costs and charges in connection therewith.
Plant. Tools. Chemicals and Routine Maintenance
Consumable Item (Spare Parts).
To provide necessary tools, plants, equipment, machines,
chemicals, transportation and all materials specified in the
list of Consumable Items on page SQ/A for daily operation
and monthly routine maintenance service.
Onsite Full Time Working Staffs
The Onsite Full Time Competent Supervisor, Technician,
Tradesman and Assistants (Attendance Team) will be
responsible for the operation of Building Automation System
(B.A.S) at the main building, carrying out daily monitoring,
operation, routine maintenance and planned preventive
maintenance service, attending breakdown, emergency &
urgent service on 24 hours basis.
Apart from monitong daily operation of Air Conditioning
system, the attendance team will also required to carry out
three (3) times maintenance service within the period of
three (3) months for Pump, AHU, Split Units, Chilled Water
Fan Coil Units and Air Curtains.

Conditioning equipment and pumps can be referred to
schedule as follows
i) Pumps - Schedule SQ/B
ii) AHU - Schedule SQ/C
iii) Split Units - Schedule SQ/D
iv) Chilled Water Fan Coil Units - Schedule SQ/E
v) Air Curtains - Schedule SQ/F
The maintenance and servicing shall be carried out as
specified in the Basic Guideline for Maintenance of Air-
Conditioning System and Particulars Condition and as per the
requirements in the particular Conditions and as per Scope
of Works.
The attendance team shall be reponsible for good
housekeeping of BAS room at the main building and all AHU
rooms.
