Each lot will accommodate two semi-detached dwelling with approximate finished floor areas of 1100 sq. ft and will be serviced with individual water and sanitary connections. The proposed road allowance is 20.0m wide and will follow a typical cross-section consisting of a crowned roadway, a 6.5m wide granular driving surface, 1.0 m granular shoulders, and roadside ditches on both sides. Roadside ditches will convey runoff to the existing ditching along Rapids Road E, with approximately 1, 000m of new ditches designed to accommodate all anticipated flows. Lot drainage will follow a split-drainage approach, directing runoff away from dwellings toward roadside and rear lot ditches, which will ultimately outlet to the river. Approximately 310m of 450mm diameter culverts are proposed to accommodate driveway crossings and hydrant crossings within the subdivision with and additional 100m of 600mm diameter culverts at road crossings. The proposed subdivision will be required to tie into the existing electrical infrastructure located on Rapids Road E. Overhead power lines are proposed to be used to convey power from the existing system to the proposed lots and the proposed septic system, which will require the installation of utility poles.
