General Cleaning, Preventive Maintenance and Corrective Maintenance and All Other Air-Conditioning Works on All Lpgh&Stc A/C Units

I SCOPE OF WORK

1. Provide QUARTERLY cleaning, MONTHLY preventive maintenance and TIMELY repair of all air-conditioning units;

2. Conduct a scheduled check-up and standard preventive maintenance of the air-conditioning units as per prescribed by the equipment manufacturer;

3. General Scope of Services:

1. VISUAL INSPECTION

- Check for annual noise, vibrations or leaks, dust, minor corrosion and also check exposed ductwork for damaged insulation. Visually inspect all internal sub-assemblies and major components.

2. STAR-UP AND SHUTDOWN

- Check that the air-conditioning units are functioning correctly. Observe the equipment operation for any sign of abnormality.

3. CONDENSER

- Chemically clean and pressure wash condenser coils, check fan motor voltage and amps, lubricate moving parts, check fan blades and check for corrosion and degradation. Full check-up of condenser fan motor units.

- Check access valves for possible leaks.

- Straightening of dented fins.

4. COMPRESSOR

- Check compressor voltage and amps, check mounting for cracks and vibrations, check head and suction pressure.

- Check and record compressor suction and discharge pressure for each compressor. Full check-up of compressor and main fan motor.

5. EVAPORATORS

- Wash or chemically clean the coils, depending on the extent of fouling, clean blower wheels, check fan motor, voltage and amps. Lubricate moving parts and clean cabinet.

- Wiping of housing with stain remover.

6. FILTERS

- Inspect and vacuum clean or replace air filters, whichever is applicable.

7. DRAINS

- Clean drain pan and flush drain lines.

8. ELECTRICAL CONNECTIONS

- Check electrical connections, clean and tighten as necessary;

- Check-up of cables, miscellaneous materials such as nuts, bolts, screw and connectors for connection tightness and inspect for broken, damaged or burned components and replace;

- Check for possible defective or worn out electrical components, replace as deemed necessary.

9. REFRIGERANT LINES AND INSTALLATION

- Check refrigerant for exposed pipes, leaks and insulations damage. Check for possible defective or worn out mechanical components, replace as deemed necessary.

10. OPERATION OF THERMOSTAT / REMOTE CONTROLS

- Check to see that the unit is functioning correctly and adjust as required. Record indicator readings on temperature and humidity. Return unit to operational service with normal load then verify the output;

- Calibrate sensors, control boards and other computerized components to manufacturer-s specifications.

11. REPAIRS AND REMEDIAL WORK

- Any equipment that is in need of repair must be clearly identified and is subject for approval:

- Clearly state where it is to be done;

- Clearly state an estimated time to complete the job;

- Submit an estimated cost of repairs within a reasonable time frame for action for items not included in the contract costs;

- Used spare parts must be shown and/or forwarded to the Engineering and Facilities management Office of the hospital.

4. Submit test sheets/ inspection report including any findings and recommendation. Gathered data includes voltage, amperes, pressure for the gas coolant, temperature, room temperature and remarks and necessary data needed. (Data gathering is based before and after the PMS).

5. The service task of the preventive maintenance shall include the following:

-c A comprehensive monthly maintenance of all air-conditioning units, troubleshooting, repair and restoration of all the components of air-conditioning unit;

-c Assistance and advice with regards to the proper operation of the equipment;

-c Check that the units are functioning properly;

-c Check and optimize the oil and gas levels of air-conditioning units;

-c Submit a report in a form of checklist indicating all components that needs to be checked every preventive maintenance works with the acknowledgement of the end-user or maintenance personnel.
