Planning services for the modernization and repair work of the building in 10435 Berlin, Schoenhauser Allee 41

The implementation the measure is in the unused stateThe planning services include object planning (HOAI work phases 1-9), technical equipment (HOAI work phases 1-9), if necessary structural design, and in part planning of the outdoor facilities according to HOAI.

Schedule and cost controlling with reporting according to Specification of the WG, check for adherence to and update of the defined budget according to cost tracking plan with Breimbursement according to the specifications of the AG, preparation of own and third-party invoices of the execution companies as Gewobag WB compliant payment statements for instruction (KG 300, 400, 500), final settlement of the technical construction costs.

- Attic complete, examination of the possibilities, incl. Static estimate, coordination with district office and Kosteneinrepair, - concept of commercial division / redevelopment of back commercial to dwellings, extension of facade for energetic renovation, construction of bicycle / stroller storage room, basic changes of dwellings, balcony annexes to dwellings, creation of mod - announcement according to legal regulations including mod. cost calculation acc. Specifications Gewobag,

--Execution of the tenant talks for mod-agreement including protocol and preparation of a coordinated floor plan for the mod-agreement. Participation of the tenants (after LP3) before the mod-Ankuendigung,

- Participation in Mieterinformationsveranstaltung for mod-measure including preparation of a presentation,

- application, settlement and settlement of funds. Knowledge of the individualn funding programs are required and are expected to:

- establish, monitor and update a cash flow plan as specified by the WG, - determine the modernization costs after completion of the construction measures in accordance with Gewobag's specifications for the construction project, - monitor the elimination of defects within the period of grace,

- Participation in the support and advice of the tenants during the construction process,

The planning services extend to 20 existing apartments with a total floor space of approximately 1 1650.00 m and 5 commercial units with approx. 400.00 m. It is currently out of total construction costs in the amount of net 1 890 000, 00 € out

Proof of existing liability insurance at the latest 10 calendar days after award of the contract, but in any case before commencement of service with the following coverage amounts (each 2 times maximized):

- for personal injury: 3 000 000, 00 EUR,

- for other damages : 2 500 000, 00 EUR (esp. Property and property damage, environmental damage and loss of keys bCode cards).

The proof of the existing insurance cover with at least the afore-mentioned characteristics is a requirement for any claim of the contractor against the Gewobag. He is to be held over the entire contract period.

Fees for architects and engineers (HOAI) in the version valid at the time of conclusion of the contract

General information about the ZiffeIII.2.1 to III.2.3: The evidence, information and explanations listed in sections III.2.1 to III.2.3 are mandatory. Missing or incomplete information, explanations and proofs acc. Para. III.2.1), para. III.2.2), para. III.2.3 / 2 and para. III.2.3 / 4 of this notice shall lead to the mandatory exclusion of the candidate or the consortium without further request-Absence or incompleteness of statements, explanations and proofs in accordance with Art. Para. III.2.3 / 1 and para. III.2.3 / 3 of this Notice does not result in mandatory exclusion of the Applicant or the Community of Applicants, but may lead to the exclusion or devaluation of the selection process.

All information, declarations and supporting documents must be submitted by the deadline for applications(point IV.3.4) of this notice) with the request to participate. A reference to earlier applications is not sufficient. Insofar as information, statements and proof are to be submitted in the form of self-explanations with the request to participate, the client reserves the right to demand the submission of proof of suitability in the original within a reasonable period of timeas a member of an applicant association, to demonstrate the economic, financial and technical capacity (in accordance with the conditions of participation under points III.2.2 and III.2.3 of this notice) of the capacities of other undertakings, whatever their legal status Company's existing connections.
